Overview
Most lighting problems on a villa are not control problems. They are specification problems: eight fittings from five suppliers, four different whites, and a dimming curve that dies at the bottom of the range. By the time anyone reaches for an app, the ceiling has already lost.
We specify one family across a property so the beam angles, the colour temperature, and the anti-glare depth agree from the entrance to the last bathroom. Control comes after that, over Zigbee, and the fitting stays dimmable from the wall whether or not the network is up.

Engineering
What actually makes the difference.
One white across the property
Colour temperature is fixed at specification, not left to whoever installs the last box. 3000K, 4000K, or 6500K, or a 3CCT fitting switched once on site and never touched again.
Dimming that reaches zero
Isolated Lifud and Eaglerise drivers with TRIAC or 0–10V, so the bottom ten percent of the curve still dims instead of flickering or dropping out.
Colour that holds up
CRI 92 and 97 options where it matters: kitchens, dressing rooms, and anywhere art or fabric is being judged. CRI 80 is fine for a plant room and costs less.
Zigbee, with the switch still working
Every fitting is addressable over the mesh for scenes and schedules. It also stays dimmable from the wall plate, which is what matters when a guest is looking for a light at midnight.
